Middlesbrough Grade II-listed pub on market for £290k

The Zetland Hotel, a Grade II-listed pub in Middlesbrough town centre, is on the market through Christie & Co, with an asking price of offers in excess of £290k.

The mid-terraced, four-storey property, which is close to Middlesbrough FC’s Riverside Stadium and Teesside University Campus, is one of the 270 UK pubs listed on the Campaign for Real Ale (CAMRA) website as a “pub with a nationally important historic interior.”

Dave Gamston of the CAMRA group has recently described the venue as “a rare gem for Middlesbrough to have, and a remarkable survival to be treasured and celebrated”.

The venue, which has beeing under the same ownership for 30 years, has a main bar area, a games area, two separate function rooms, each with their own bar servery areas, a kitchenette, toilets, storage areas, offices and a basement beer cellar.

There is scope for an owner-operator or a live-in manager to reside at the premises, as well as scope to introduce letting bedrooms in the attic space which is currently used for storage.

David Cash, Business Agent in Christie & Co’s Newcastle office, commented, “This pub is looking for a new operator who can breathe fresh life into it while keeping its historical charm alive. With Middlesbrough FC’s return to the Premier League this season, The Zetland’s proximity to the Riverside Stadium is sure to benefit consumers as well as prove fruitful in the right hands.

“It would suit either a new or existing operator who wants to capitalise on its excellent location within the town centre which is host to students and other visitors to the university, as well as people travelling on business. There is also development potential in the apartments included above the site which means there is further opportunity to maximise profitability.”
